Ormond Beach sits just north of Daytona Beach in Volusia County. Some of the earliest automobile speed runs took place on its hard-packed sand, which earned it the nickname “Birthplace of Speed.” Today it is better known for shady streets, the Halifax River, good parks and a calmer pace than its busier neighbor to the south.

Neighborhoods and home styles

Beachside: Between the Atlantic and the Halifax River you will find oceanfront condos, beach homes and riverfront properties, stretching north toward Ormond-by-the-Sea.
Mainland, east of I-95: Established neighborhoods along Granada Boulevard and the river offer mature trees, ranch homes and some larger estate lots.
West of I-95: Newer subdivisions, golf communities and gated neighborhoods have grown along the SR-40 and Hand Avenue corridors, many with HOA amenities.

Lifestyle

The Casements, John D. Rockefeller’s former winter home on the Halifax River, is now a city-owned cultural center and gardens. Tomoka State Park, at the meeting of the Tomoka and Halifax Rivers, offers paddling, fishing and camping. The Ormond Scenic Loop & Trail is a favorite drive and bike route through canopy roads and coastal hammock. Granada Boulevard ties it together with restaurants, shopping and the bridge to the beach.

Schools

Ormond Beach public schools are part of Volusia County Schools. School zones are set by address, so verify a home’s assigned schools with the district’s locator.

Commute

Daytona Beach International Airport is about 11 miles (roughly 24 minutes without traffic). I-95 runs through the city, with I-4 toward Orlando just to the south. Downtown Orlando is about 62 miles (roughly 78 minutes without traffic), and Palm Coast and Flagler County are a short drive north.

What buyers should know

  • Coastal insurance: Beachside and riverfront homes may require flood insurance, and wind-mitigation features affect premiums. Get quotes early.
  • Condo buildings: For condominiums, ask for any required milestone inspection and structural integrity reserve study, along with the association’s budget.
  • HOA and CDD: Newer communities west of I-95 may have HOA fees and, in some cases, CDD assessments. Review them before you write an offer.
