New Smyrna Beach, or “NSB” to locals, is a laid-back surf town in southeast Volusia County where the Indian River North meets Ponce de Leon Inlet. It has a real sense of community, a creative streak and miles of Atlantic shoreline. Most residents organize life around two areas: the beachside and the mainland.
Neighborhoods and home styles
Beachside: Barrier-island streets around Flagler Avenue are known for boutiques, surf shops and restaurants that end at the beach. Housing runs from oceanfront and ocean-view condos to beach cottages and riverfront homes along the Indian River North. South of town, the beachside narrows toward Bethune Beach and Canaveral National Seashore.
Mainland: Around historic Canal Street you will find older homes, local businesses and community events. To the west are newer master-planned communities such as Venetian Bay, along with established subdivisions, golf neighborhoods and larger lots toward Samsula.
Lifestyle
NSB lives outdoors. Smyrna Dunes Park, on the inlet, has boardwalks, fishing and a dog-friendly beach. Canaveral National Seashore’s Apollo Beach preserves miles of undeveloped coastline. Surfers rely on the inlet’s breaks, and boaters have easy access to the Intracoastal Waterway. The Atlantic Center for the Arts adds a strong arts scene.
Schools

What buyers should know
- Condo rules: Florida law now requires milestone structural inspections and structural integrity reserve studies for many condominium buildings three stories or taller. Ask for the association’s reports, reserves and any planned special assessments before you buy a beachside condo.
- Flood and wind insurance: Coastal properties often sit in FEMA flood zones. Get flood and windstorm quotes early, because they affect your monthly cost.
- Rentals: If you are planning a vacation rental, check the city’s short-term rental rules and any HOA or condo restrictions first.
