DeLand is the county seat of Volusia County, and it feels like it. Brick-lined Woodland Boulevard runs through a walkable historic downtown filled with locally owned shops, restaurants, murals and festivals, and the courthouse and city hall are a short stroll away. Just north of downtown, the oak-shaded campus of Stetson University brings concerts, lectures and college sports to town, along with a steady population of students, faculty and staff.

Neighborhoods and home styles

Close to downtown you will find older neighborhoods with craftsman bungalows, frame vernacular cottages and two-story homes on tree-lined streets, much of it inside or near the city’s historic districts. Head west or south and the housing turns newer, including master-planned Victoria Park with its own trails, lakes and amenities, plus a mix of established subdivisions and acreage. Farther north, DeLeon Springs and Glenwood offer a more rural setting with larger lots, and many properties near the St. Johns River appeal to boaters and anglers.

Lifestyle

Outdoor time is easy here. De Leon Springs State Park, Blue Spring State Park in nearby Orange City and the St. Johns River are all close, and DeLand Municipal Airport is home to Skydive DeLand, which draws skydivers from around the world. Downtown hosts regular events throughout the year, so there is usually something going on.

Schools

Public schools in DeLand are part of Volusia County Schools. Attendance zones are set by address, so we always recommend confirming a specific home’s assigned schools with the district’s school-zone locator before you write an offer.

What buyers should know

  • Historic homes: Older homes deserve a careful inspection of the roof, electrical, plumbing and foundation. Ask whether a property is in a designated historic district, because exterior changes may need review.
  • Flood zones: Properties near the St. Johns River and low-lying areas can carry flood-insurance requirements. Check the FEMA flood map and get an insurance quote early.
  • Wells and septic: Rural parcels outside city utilities often use private wells and septic systems, which call for their own inspections.
